EXTERIOR WALL PANELS

Exterior walls are framed and sheathed in lengths up to 20 feet long. Specially designed "Erection Hooks" are supplied for setting wall panels in place by crane or boom truck.

Framing consist of 2"x6" Kiln-dried studs 16" o.c., double 2"x6" top plates and single 2"x6" bottom plate. Exterior door frames, vinyl-insulated low-E windows, and glass sliding doors are installed. Window grids, if shown, are in front elevations only.

Basic siding is L.P. Primed Panel, factory installed. When lap siding is shown on front elevations, it is L.P. Primed Lap, shipped loose and included at front elevations only. Exterior sheathing is 7/16" Waferboard with Tyvek house wrap installed under panel siding and loose at lap siding areas.
 

ROOF AND CEILING FRAMING

Roof and ceiling loads are carried by pre-assembled roof trusses spaced 24" o.c. and engineered for 42# total loading. Roof rafters are supplied for models with vaulted ceilings.

Roof sheathing is 7/16" Waferboard with ½" CCX P&TS plywood for overhangs. Gable sheathing and siding shipped loose.
 

FLOOR FRAMING

Included for all floors. Framing consists of Wood I – Joist, ¾" T&G plywood sub floor, blocking, and joist hangers. Exterior deck and railings included where shown.

Interior stairs include particle board treads, particle board risers and uncut stair jacks.
 

EXTERIOR TRIM

Tite Knot, R.S. Cedar barge boards, facia, band board and unassembled corner boards are shipped loose for cutting, fitting and site installation by others. Window and door trim installed on exterior wall panels.
 

ASSEMBLED INTERIOR PARTITIONS

Kiln- dried studs 16" o.c., double top plates and single bottom plate. Door and closet headers are installed.
 

EXTERIOR DOORS

Exterior doors are primed, insulated metal in design fitting the architectural style of the house. All exterior doors are supplied with locksets and deadbolts. Overhead garage doors are not included.
 

HARDWARE

Farwest Packaged Homes are supplied with hardware for final assembly, except seismic tie-downs, straps and nails.
 

DRAWINGS

Plans drawn by Farwest Packaged Homes are designed to meet Uniform Building Code requirements. Purchaser shall be responsible for furnishing Farwest Packaged Homes with all local building code requirements, which differ from the forgoing at time of signing the Purchase Order. In the event any such local building code requirements necessitate a change in the basic package, the cost of such charge will be added to the basic package price.

No provisions made for stamped drawings by licensed Architects or Structural Engineers may be required by local code. It is the sole responsibility of the Purchaser to provide and bear the cost of such services.
